PROJECT REVEAL: £10 million Property dressed to sell - Why more high end property owners are investing in property staging.
/We recently directed a staging project in South Kensington and the property listed on the market for £10M.
The property received high interest straight away and went under offer with multiple bids. It’s a pronounced example of how investing in a sizable refurbishment and showcasing a property with high quality staging prior to marketing creates a desirable lifestyle home whilst enhancing the property’s value and delivering a return on investment.

Staging for sale
Staging this beautiful property - located in South Kensington, London - to a high spec that depicted timeless elegance, involved numerous aspects including:
Various site visits
Whilst the refurbishment (managed by the appointed architect) was in progress, our team visited the site on multiple occasions to ensure our plans for staging were accurate and matched the progress of the project, as well as adapting timelines to meet the flexibility required.
Advice and consultation
We advised on the concept scheme and staging the areas that would be most beneficial with a neutral pallet to appeal to a wide audience. This also included recommending a partner third-party supplier to provide the high-end luxurious furniture, artwork and accessories to complement the property. We collaborated with all those involved to ensure our vision, design concept and our client’s requests were always on target. Having a wide range of contacts in the industry and interior design expertise meant that we were able to facilitate numerous aspects of the project for our client rather than them needing to micro-manage elements of the project to achieve perfect property presentation.
Physically staging the property
Our team and our partnering suppliers then physically staged the property in April 2022 with the chosen furniture and accessories, in line with staging plan and design schemes.

Virtual staging remaining areas
Being a sizeable property, for the areas that were not physically staged, we recommended virtual staging. This involved a professional photo shoot of each area followed by the creation of in situ digital staging imagery. These images were then printed onto moodboards and displayed on an easel in each room for viewers to be able to visualise how a room could look furnished.
Property Under Offer
Once the staging was complete, property marketing photos and numerous videos were taken. The property went under offer shortly after being put on the market by the appointed estate agent who’s efforts delivered an innovative marketing campaign through a mix of channels, attracting high interest.

There was a high interest from a number of buyers, with the staging and design of the property heavily influencing the number of enquiries and viewings.
